No quorum so May minutes were not approved

Rachel and Amanda want to be able to continue using the property to produce fruit. They have maintained the property for 20 yrs
Lee to call Julie garver innovative housing and mark bello staff – Post meeting the developer said this would not be a problem
Petition w about 15 signatures was signed by some or all of those in attendance.
Tarhan Architecture & Planning LLC
The company owns 318 NE Monroe. They are building a 46 unit 5 story building using the community design guidelines which allow you to build up to 55′ height (Zone height allows 75′). Their design is 53’9″ high. The building that they showed us was an L-shaped building full height along Monroe and MLK with parking on the ground level – 14 spaces.
The units would be 350 sq studios, 650 sq ft 1-bedrooms and 835 sq ft 2-bedrooms
The design showed using chain link fence, vinyl windows and Hardy Panel. We suggested upgrading to different materials
The developer is Chris Rodgers (they are also working on a project at NW 20th and Pettigrove which was well received).
$102/sq ft for hard costs, city fees are $15,000/unit
We asked them to step back the top floor on the Monroe side from the adjacent house, might be feasible to reduce a few feet.
Comprehensive Plan
Lee brought up that the Portland Comprehensive plan update is ongoing. It will address:
Parking
Zoning
Design Review Process
Eliminate neighborhood plans including the Eliot plan (probably) but will incorporate highlights into the general plan
LUTC might form an opinion against dissolving the Albina plan
